This former watch tower with adjoining fortified farmhouse has a commanding 360° view of the Reschio Estate, over to Tuscany and along the Niccone Valley. A large paved courtyard with fountain leads you into the main house which has some fine Romanesque features and the origins of the building clearly date back to the 11th Century. The austere external appearance contrasts with the light modern interior which has sandstone flooring and a glass encased external staircase tower. There is easy flow from inside to outside, with a dining room opening at either end to access the 18 x 4.5 metre swimming pool, which nestles within the gardens a few steps down from the terraces, and next to which is a custom-built spa bath. A gazebo covered viewing platform in the garden provides a breath-taking 360° panorama that includes a 'close up' of not one but two castles, that of Castello di Reschio and of Sorbello across the valley in Tuscany.

The 17th century farmhouse that crowns Col delle Noci looks across the valley to Castello di Reschio and then on to the rolling hills of Umbria. The great, split-level infinity pool has the formal simplicity of an ancient Etruscan bathing tank whilst remaining one of Reschio's most modern and elegant designs.
